The tools that actually lease — the ones large apartment operators use — require an enterprise property-management system and won't take your call. So your choice has been: do it yourself, or pay a leasing agent a full month's rent and a manager 8–12% of every check.

KAYA is the third option: an autonomous leasing agent for the independent landlord, and — in licensed markets — a property manager at a flat per-door price.

Lease generated, e-signed, deposit and first month paid directly into your account. KAYA never holds your money.

Collects rent

Direct to you, with automated reminders. On-time payments build the tenant's portable Standing.

Sends the notices

Rent reminders, late notices, renewals — from state-specific templates, logged as your compliance trail. Anything that ends a tenancy waits for your approval.

Handles repairs

The tenant reports it, KAYA triages and dispatches a vetted pro, you approve the cost. The contractor is paid directly.
